Thanks I’ve got a comp on the property through an agent and ran my numbers with repairs and I will be selling the house myself.

There are many components to successful acquisitions, similarity, composition, how to value, value-add and other. 

Finding the right cocktail of these components, not sacrificing on jobs is key.

Probably a broker, but I don't think that's a critical component.

Would anyone be able to say, which components are overpriced? 

Once you have a property under contract have it inspected to determine the current condition and life expectancy of all major components and appliances.  

He is willing to work with me as we learn it all together. he wants it to be a win-win, so once we get this one done, we can just move on to the next.There are a couple people who mentioned refis without a DTI component, and I am intrigued by that moving forward as well.

Or...other recommendations on how we could finance the projects and some component of the "fix"?

It's for max 2 units and up to 50K in repairs from what I understand.  203K will allow up to 4 units, but there is a down payment component of 3.5%.Thanks for your service.Stephanie

The pump that is used to circulate the hot water through the system is the component that typically needs the most regular maintenance.
