I feel like the seller would wait and I could just buy it in cash since I do plan to refinance it anyway and pull out the equity once I’ve done some repairs/upgrades.

- What level of repairs are you willing to do?

Specific example,  I tell all my owners that any minor repair less than $150, i will fix for free.   

I used 401k loan to get money for down payment and repairs.

Also, prioritize repairs over aesthetics if anything structural or foundational needs attention.
