In addition to the actual work of doing the grading, asphalt, all the utilities etc. you will have engineering and surveying costs, permit cost etc.Hook up fees / tap fees will be paid by the individual building on each lot as you go along there are no discounts no matter how many hook ups you have.

Many capex items can be accelerated, however the real benefit comes on the acquisition cost, which can be cost segregated.Some examples of common capex 5-year (personal property) depreciation would be, cabinets, carpeting, vinyl flooring, kitchen appliances, counter tops, bathroom fixtures, and much more. 15-year (land improvements) depreciation that are commonly on the capex list, landscaping, pavement, signage, etc.
