@Julie Groth I’m in the same page as Avery, we only supply coffee/tea(with sugar & dry creamer) and some dry spices. 

In my world I need to get things done and I’m not going over to the property for tea and crumpets .

Flips are not exactly my cup of tea, but it did spark something inside me.  

I see they use a white tea/cedar/vanilla fragrance. 

@Will Teas MLS is very competitive and it's a total waste of time if you're looking for deals where every other investor is looking.

I've door knocked distressed owners years ago; it's just not my cup of tea.

This is highly dependent on how competent the loan officer is, the responsiveness of the legal tea, the speed of underwriting, and the Russian Roulette of appraisers.

As I been saying it isn't everyone's cup of tea and you can cashflow more than 200 especially if you buy right not to mention appreciation can also be gained by doing nice upgrades ( not extravigent) I have done a real life deal that cash flows more than 200 per month and my all is price was less than 50 and it appraised for more than the purchase price and rehab costs.

If the lender is not your cup of tea find another one.
