Are people having luck in the greater Denver Area?
Denver, Englewood, Aurora, Brighton, Greeley it's all so expensive. Any ideas how to find deals? Are people successfully flipping or BRRRR ing out here. Everything seems so overpriced. Even foreclosures seem to be going over what they should go for leaving little to no margins. I wasn't really wanting to door knock those in distress but driving for dollars and knocking seems an only option for finding the truly good deals. Was even working with a wholesaler but I must have been working with the wrong one because man those deals were expensive too. Maybe I'm just off on my valuations. Just looking for feedback. Thanks.

Perhaps you could give some examples of what is "too expensive" for you. Deals done in other markets or here 5 years ago don't happen here now. Take what the market gives. If it was easy monkeys would do it.
