I'd pay particular attention to the unique specializations between the types that @Joel Owens  called out.The typical leases and LL responsibilities will vary WILDLY between these two asset-types-- in fact, I think I can safely assert that they're at the opposite ends of the management-control and responsibility spectrums. 

But yes, there is a spectrum of the quality of the wholesalers, from bad to professional.

That brings up another question in my mind... with an uptick in people leaving the Bay Area and potentially many of those people being near the lower end of the income spectrum and grandfathered into favorable rent control situations... is this an opportunity for landlords to turn tenants/units  and bring rents to market rates?
