In our student houses we use a programmable thermostat, but our building monitoring system has its own sensors and can override the wall thermostat and will not allow the temperature to get below 10C (50F) ... we are presently testing a new software load that will also prevent them from cooling the house too far in the summer.

I own 40 properties, have a family full of developers/attorneys aka all things annoying, and I am a former senior wealth manager. 

Can anyone recommend software which would accept monthly payments (from me to seller) and create proper 1099 forms for tax purposes at year end? 

Here’s an example of one of our current developments:- A development with 7,190 total linear feet could accommodate 119 homes on 60 ft lots.

Pretty catchy IMO.....VRBOs money would be much better spent hiring better talent on the app/web development side.

Some things have shortcuts, but developing relationships isn't one of them.

I have ~20 doors in OH that I self manage (there are some awesome softwares out there now for self management) and am looking to start investing in Buffalo too.

Is it best to approach an architect or a land developer for what I am proposing?

The area is rich in history and culture, and with ongoing investment and development in the neighborhood.
