tenants know they are not getting it back based on abuse of the home.with my A class I am like you I just wait until they are gone figure out the damage they did in MY opoinion then send them the balance due..

They may or may not give the address (privacy and domestic abuse law issues) but if you give them a letter they may forward it for you.I would also drop something in the doorway or mailbox.

Yep, Dade county stopped allowing recordings of Notice Of Interest due to abuses of it by shady "investors".

Nowadays they would call that child abuse.

However, after all the abuse occurred in the mid-2000's, lawsuits started flying.

I screen my tenants pretty thoroughly and so far have had no issues, but often that kind of abuse isn't visible right away.

I have 24 units and I'm also in the process of evicting one of the tenants and I don't want to look like a jerk by not extending the same courtesy to them, but they've just been such horrible people and abusive to my building I don't feel like giving them a damn thing.

We have just as many abuses as we did before only we have new and inexperienced players trying to carve out a place for themselves.  

There are some exceptions to this rule, but that's for another thread.The government takes this pretty seriously, because they consider it abusing a government aide program by misrepresenting your intentions to a lender.
