Many lenders will do this as well so nothing unethical unless someone is deliberately miss leading investors and showing this as profit somehow which can not be justified in the proforma.

Oh, by the way, the agent that sold them the house should have asked them about this and warned them about breaking their lease, but since that would have cost them a commission, we're sure they deliberately didn't care.2) Offer the solution that if they allow us to show their home, and cooperate with keeping it tidy, we can let them out of their lease early, when an ACCEPTABLE replacement tenant is found.

Sometimes they can be seen if the picture is clear enough, but the listing agent deliberately uses a flip phone from 2003 to take the pictures of the fixer-uppers for the MLS.
