It's laborious, messy - but it was far less damaging/challenging than the photos found on the internet...even with plastered walls.  

I haven't found anything lately that makes sense to hold for cash flow but I will keep trying. 

The ones that truly understand it often don't want to be bothered, so, slightly back to one, are assuming that any outreach is bad news, otherwise, let it go.Everyone's preferences are different, but I found sending out a semi-generic email with a link to schedule time with me was the best way to reach the most people, and people that wanted to talk without making them assume something bad was happening.  

They should be found early on by talking to other investors or your investor friendly Realtor.It is through effective property management that your money is made besides buying well initially.

I would love to be able to bundle them into 1 loan, but have not found a lender who can loan on a single property under $100k, even when bundled with the other one. 

If you found a few handymen you could rely on, and make a trip out there for a few days to get things set up with shopping, decorating, and furnishing the STR that would remove the red flag of the property manager, and significantly boost your material participation hours to clear one of the thresholds.

When it comes to AirBnB I have found its location, number of beds then amenities like kitchens and outdoor spaces that attract quality guests and demand higher prices. 

I've found others within the 120k-240k within the same area! 

Umbrella Policies are good, but they are not an asset protection tool, they only cover litigation/damages after you’re already in litigation or found personally liable.
