I liken 'Cash for Keys' to:- Giving the soon to be Ex lawn chairs or other heirlooms with sentimental value rather paying 2 attorneys thousands of $$'s to fight over them - Settling a lawsuit out of court for less than the cost of defenseIt certainly never feels good to give  in to the opposing party but from a practical point of view sometimes you just have to cut/minimize your losses and move on to new opportunities.Rick

The  tenant  needs to be reminded also to keep chairs ect off the lawn as  a lawn service will not move them (or if they will I don't want them to put this in my cost).

I am co-chair of my planning board, here you cannot "spot zone" properties, meaning you cannot change a zone to meet your needs to R10 when it is surrounded by R20.

Air mattresses and 5 gallon buckets are a cheap solution.Then for the staging in the living room, I would pull the chairs and couch facing one another so it seems to be more of a conversation area.
