A lot of the wholesalers I've worked with, especially the ones who have given me pretty solid deals, use Investor Carrot, and I'm curious about it. 

So I could use this as a carrot to anchor a blanket loan IF the lender would be willing to add in the other properties as well.Help?

@Chase BantaSounds like an escalation clause of on time rent payment collection and occupancy could greatly benefit you.Maybe 3% if 90% occupied and 90% on time payments5% for 95% occupancy and on time7% for 100% and 100, might be surprised what a dangling carrot might help you accomplish!

It might be a business decision, but it's more stick than carrot.#2) This is an outdated method of retention that simply insults the people who took the time to try your service.
