You can pair that with your lender speaking with the seller to offer assurances that the loan will go through (eg, outsource some of your selling to your lender), but at the end of the day it's on you to HLAW if you want to be in that "handful a year" category and not the "oh look another hour of talking about something you will never actually do because you have no hustle" category. 

Her only other negatives that come to mind is she has destroyed several pairs of shoes and books by chewing on them.  

But just like @Ethan Summers said, I dont think direct mail campaigns are very effective without some type of follow up or secondary marketing effort to pair it with.

He was asking about FHA, where that isn't going to happen.If a seller was offering a sweetheart 20% LTV 2nd mortgage at a rate that beat what banks are offering, and the buyer had 20% down, we could pair a 60% LTV 1st mortgage with that and it would be gravy.
