I know in San Diego in my life it has never not experienced appreciation over the long term; The GR took ~10 years for full recovery in San Diego and that is the longest stretch in at least 60 years.I have purchased twice near top of market in San Diego.

EXACTLY owning my personal residences over the years is by far the best thing I ever did.. and it was always a stretch to buy one.. but at least us folks in the Bay area and nice areas of Portland. the amount of appreciation I have received by just living someplace would equal a 100 rentals or more.. with no more work than hiring someone to mow my lawn and a house keeper to keep it clean LOL.. my wife and I are busy real estate folks no time for that stuff.. in other areas I think were housing is so cheap same thing applies buying is cheaper than renting in many areas.. and lastly like many have said I don't want to be told what to do..
