This would be considered a 100% CLTV or combined loan to value financing and would not meet fannie may guidelines (maybe a community or portfolio lender entertain it possibly if you have an awesome relationship with that local bank or your family friends).To do a conventional loan Josh would have to have sourced funds (his own 17,500 dollars cash or borrowed from a secure source like real estate or 401k,etc )for his down payment in order to finance the other 52,500.
