A block south of my 2 flat are row homes/town homes which were sold out before construction completed, several new multi-family and SFH have also been built/being built now in the neighborhood.

Have a certified industrial hygienist come in and remove it and provide a certified letter it is mold free (they will do testing) - get the cost of remediation from them and negotiate a lower price because of it

My contact info was included in a disposition letter that was sent to them stating they owed thousands of dollars due to unpaid rent and damaged sustained to the property.I am concerned they might retaliate because these tenants were recently evicted from my property.

E  as it pays better than what it actually costs me for gas & oil.This was more acceptable than the high mileage I logged one year that generated a letter from the IRS & a denial until I resubmitted with logs against each property etc etc.

4 unit multi family 8br 4 ba.  3 units currently rented ..block construction..window ac's..for sale for 55k..in 32219 Is this a good deal with 12 k in back taxes owed?

@Ryan Mullin  maybe we can team up on this.. as your have the vast experience there .. and would help the newer rehabber if they run into road blocks..

Most people have advised me to do marketing with letters, online, etc.

Now I know why I get these letters folks like you trolling the public records.
