I was extremely lucky to have that support and even luckier to stumble on a way to make a full time income working nights and weekends in high school, college, and a bit after (doing magic shows at kids' birthday parties).

I like at least a 15% capitalization rate in my area but sometimes I don't get this magic number and I lock up a property anyway.  

I'm going to have to view proposed offers through this kind of lens before I make them & see if there's some magic sprinkle I can put on it - by having the seller make out positively regardless of what happens (not to say my offers aren't win-win.. this is more like zero-risk). 

Or you could sit around thinking that you need some magical team to help you get started in the RE business, and probably never do anything.

They act like their magical list is the be all end all when clearly as you and I have both seen it definitely misses things.
