Creative Ways to find wholesale properties/starting out

I am looking to do my first wholesale deal this month and wanted to see if there were any experience investors who had some creative ways to find wholesale properties when starting out.

I am located in Dallas, Texas.

I'm going to tell you the same thing I do 99% of all the newbies. 

Set goals you control. 

You don't control when you do your first deal, because you don't control when you find a motivated seller willing to sell you their property at a 30%+ discount.  You can control how many letters you send out...how many offers you write...how many networking events you attend..how many business cards you hand out...etc. 

Also, it doesn't seem like you've done a lot of reading in the forums, because there is a deal shortage in DFW. Heck, there's a severe inventory shortage in general. You're asking for creative ways to find wholesale deals. There are probably 100 topics related just to that...search the forums and the blog, listen to the podcasts. 

Honestly, the way you've positioned your question (I'm not trying to be harsh.), it seems like you're planning on just getting lucky or hoping someone will just hand you a secret, magic formula. There isn't any secret. Wholesaling is hard work, regardless of what the gurus tell you. You need a plan, and asking the BP community for "creative" ways to find deals is not a plan. 

If you don't have the money to market for deals, then drive for dollars...search Craigslist...checkout FSBO websites. Regardless of what you do, do something. Make a plan and work the plan.
