This would be considered a 100% CLTV or combined loan to value financing and would not meet fannie may guidelines (maybe a community or portfolio lender entertain it possibly if you have an awesome relationship with that local bank or your family friends).To do a conventional loan Josh would have to have sourced funds (his own 17,500 dollars cash or borrowed from a secure source like real estate or 401k,etc )for his down payment in order to finance the other 52,500.

Private Lenders are able to be more creative with their funding, and work deals hard money or conventional lenders will not entertain.
