I think it's more strategic and not necessarily going to cause a tumbling housing market. 

Maybe write a business plan...or spend some time thinking and strategizing about different options....kind of a SWAT analysis....plan out the time, investment, passion, and profits of each avenue.   

Mix in some more 'top of the market' properties with better chances to appreciate.Main longer term strategic justification here, to me, is ability/options to use access to financing. 

Trying to get a feel for the market direction with the interest rates being what they are and a lack of inventory in my desired area I’m trying to strategize a next move mindset.

But think about putting 15 down vs 20 and strategize that way.
