Initially it was negative cash flow, just under $100, I was able to refinance in 2014 to have about $150 in positive cash flow for the remaining years until selling.

A little worse numbers could easily result in negative cash flow.I hope everyone who invests in RE uses well established pro forma work sheets (such as the BP calculators) but it is not the case.

I think you should hold on to the property in Alexandria, as long as you are not cashflowing negative too much, because you are building equity and you can get the tax benefits of rental income as long as you don't make more thatn 150K a year.
