Nonresponse to DMM and Calling - Indi Market - Any Suggestions?

Hey BP,

I am currently in Graduate School at Purdue, and have been focused on the greater Indianapolis Market. I am looking to try and get an owner-financed deal by searching for FSBO and other properties posted on the MLS. I skiptrace and directly contact the owner, but most of the time it warrants no response or negative feedback. In addition, DMM seems to be outdated and a rarely used method to acquire deals.

Any suggestions on how I can find these deals? Do commercial brokers usually have off-market deals that would be open to owner-financing? Thank you all for your time.
