Hey Aaron,I enjoyed your post, I have a couple thoughts that will hopefully be helpful. 

I would suggest you target a purchase price under $1M unless you enjoy subsidizing whatever friends out fed gov is funnelling money to this week.

Camden, NJ - former industrial city right outside Philly, fallen on hard times, but enjoying some (very) slow resurgence.

As someone will many many hobbies and projects and little time, Id like to move toward a life where my money works more for me more, and I can be left to enjoy more time with people, projects, and the world.
