I want to try to at least cash flow out the gate but for whatever reason I can't seem to make the numbers look right.

The units don't have a connecting door on the inside, however there is a large backyard, separated by a shared fence w/ 10ft gate allows the backyard to be shared. 

When you buy houses there are always unexpected costs out the gate.

It won't be "small" anymore, except maybe as compared to Bill Gates and Jeff Bezos.

I'd give them about a week's notice, usually, it means they'll clean things up in preparation of your arrival...but that doesn't hurt (good idea to check storage areas for junk they might be piling up or storing though).You don't need to invest out of the gate, but we use an app called Happy Inspector to actually schedule and standardize inspections.

Sometimes I search tax records and find owners who have 20+ properties in town, and at least half of the time they live in a particular fancy gated community called Landfall. 

Purchase price: $8,600 Spacious 3 bdrm/ 2 bath condo in beautiful, gated clubhouse community.

They gave off an MLM vibe right out the gate.

So because of my financial situation I feel like wholesaling would be my gate way to the ultimate goal.
