@Mellva J Patton, there are extended redemption rights in Alabama that are tied to whether or not the investor has taken and held exclusive possession of the property.

Tons of trash left in the home and in the garage along with personal possessions - toiletries in bathroom, decrepit looking washer and dryer in basement (not hooked up and seemingly long unused ), old couch, old truck tires, vehicle battery, TV stand, mower and vac in garage. 

It is a tax deed state and you get immediate possession.  

In Alabama, if it is abandoned you can take possession with a Tax Certificate upon receipt of the certificate or file an ejectment suit after 6 months of holding the certificate.

You will have possession of the property after you buy it at the auction (usually after you get the notice of the deed conveyed to your name/LLC).

Tenants abandoning a property would take their possessions or at least some of them, and their car at the least.

Since clearly they have decided after the fact that the property does not meet their needs, you will allow them break the Agreement on a pro-rated basis for days they are in possession and vacate no later than May 15th without penalty.

In addition, I possess a rental property within my portfolio and have over $100,000 in liquid capital.

Let them out of the agreement, charging them only for their days of possession until keys are turned over.
