After we got that one under our belt and rented my brother grabbed more money from his annuity at work and bought another house close by, keep in mind he was the bread winner from his house with one kid in college and twin girls going to college the following year so he was on edge for about 5 months but we fixed the house up and got a cash buy out mortgage against the second house and paid it back and was still making a great profit.

This is what will cause stock for owner-occupied to increase and therefore hurt new starts.Unless we see hyperinflation where prices increase and wages do too, we will probably see rents flatten or even decrease as demand goes down.No money means no demand - don't need to be a Pulitzer winner or possess a crystal ball to see that coming.So the answer will be the hustle.

@Haley Powell Did the same back and forth with our first buy... condo v. house... after months of frustrating analysis, it nearly always came out to the house being winner, and the few times when the condo met the math, the disqualification was almost always existing issues with association rules that limited doing anything near househacking and/or renting after we left.
