screening prospective tenants, something is not working...

Hello BP I have an empty unit that I have been showing. I have a lot of interest in it, I've had about 20 people come and look at it but no one is committed to getting it. im telling them that they need to do a credit report and a background check through cozy at a cost of $40 that I will take off of the first months rent. this is not working... what do you have prospective tenants do for an application, and does cozy work for you

Hi Peter, can I ask you  how much is the rent around the area? Is it a little high? How many bedrooms?
