There is a book I'd like to recommend:"Real Estate Investors - Clients for Life by Fred Tichauer"This is the Starter book I used, coupled with the CIAS certification I'm pursuing, to get really into the Investor-Agent game and I'd recommend this path to anyone else interested in being an Investor-Agent.

Decima has neat work on investing in fixxer uppers, Larry Loftis has a popular title on duplexes, triplexes and quads, Berges on apartments, even the older Robert Irwin stuff can be good for starters, and many more...I would, however, steer away from some of the recent bestseller self help type titles (unless you need the motivation) and focus on the more practical guidance.

I agree with Will in that I know many investors that loaded up on houses years ago at the bottom and now have great equity growth.The equity growth on single family starter houses will not be as good with the market rising today.
