I've been interested in converting it to a MTR for sometime now catering to folks in the medical industry, mainly traveling nurses and possibly to corporate folks visiting the area for longer than 30 days. 

So my business partner (who's a broker and a wholesaler) got sent a few different portfolios of apartment complexes and nursing homes in various states like: Florida, California, Texas and others.

Sad part is they had cleared application wonderfully, both had good jobs, plumber and nurse, seemed like perfect tenants. $450 of the $600 for deposit had been made.

Get to know nursing home administrators if the house sells they can get the fees paid!

There are likely certain lease protections built in for the tenant.For an attorney get a commercial attorney and not a residential real estate attorney or a general practitioner.

(In Ohio, unless the tenant recently moved to the state you can require that the letter be from an Ohio health practitioner)The tenant is required to have a legitimate relationship with the healthcare provider... you don't have to accept any old website certificate: ask the tenant and the provider if the tenant sought out this provider specifically to obtain an esa and if the tenant has been seen by the practitioner before or since.You may ask for vet records showing that the animal is in good health, free of parasites and has all required vaccinations.
