Residential Wholesaler starting commercial

Hey investors! So my business partner (who's a broker and a wholesaler) got sent a few different portfolios of apartment complexes and nursing homes in various states like: Florida, California, Texas and others. I've been dipping my toe into commercial investing and I think this is a good way to start. So I plan to get a referral fee for any buyers I bring that buy these deals. I'm learning about things like: cap rate etc. Any advice from the seasoned commercial investors? All positive suggestions will be appreciated.
