It was near the holidays, and I wanted to remodel the building and morally couldn't evict the tenants during that time, so offered a "large" cash-for-keys if they moved out before Dec 1, less if by Jan 1, and even less if by Feb 1.

Coleman Furniture online had great holiday sales on living room furniture last year and it's shipped directly to the property, no asking friends to borrow a truck.

(And on top of that, if he's a typical hand-to-mouth contractor with debt up to his eyeballs, he may not have assets enough to satisfy a judgment even if you get one.)It would probably be better for you to chalk it up to an expensive learning experience (unfortunately, there are lots of those in this business), try to analyze how you ended up in this situation and how you can prevent it for the future, and drive forward with getting the house done and on the market while you still have time before the holiday slowdown.I wouldn't let him get off unscathed, though.

We are looking to buy in the low time (December just before the holidays), fix it and flip it to snowbirds in Jan / Feb (peak time).
