Hi Amanda, DSCR loans are becoming a popular financing option for investors since there are no restrictions on the number of loans you can have, and you can qualify based on the rents covering the full mortgage payment, no personal DTI needed. 

I have 7 doors, and I wanted to get some ideas on a better way to screen for tenants.

Don't kid yourself that they are keeping the rest of the house in pristine condition and no more damage will occur before lease expiration.Going forward, discuss with your property managers concerning their screening and follow-up practices.  

But lets back up a minute, let me cover some basics for folks who don’t do this all day like me.

They ask if your car is on turo too so make sure you have that covered.. 

I pay a neighbor to show it for me (150.00) and tell them this is a way for you to screen your new neighbors. 

the way section 8 works is different in every county across the US and I have been diving into the matter myself for an 8 unit I am considering putting into section 8 in St petersburg Florida.. but from my understanding you would ask whatever rent you are hoping to recieve and the tenant will tell you what their TTP or total tenant payment is and the county is responsible for covering the remainder of the lease as long as it is beneath their FMR fair market rent.

The price I bought house at the auction will not be enough to cover even 1st mortgage in full.

Also 4th quarter of last year Packwood and county officially did discuss potentially regulating STR's by either limiting numbers or adding a tax to cover increases in local services that are needed.

If the opportunity arises later on, treat it like any other tenant situation and conduct proper screening procedures.Best of luck to you!
