@Andrew Fredrickson, Quick question for you...when you say "Engage more on the BP forums," as a newer and inexperienced investor, I have a hard time feeling like I can contribute much to a post, and I don't always want to pose questions.

As a previous poster just mentioned "doing business" with family can make things challenging. 

Finding motivated seller can be challenging since there is less inventory and more buyers nowadays.

Thanks I am thankfully under no illusions, if anything this seems like it will be a long journey that will keep me challenged.

I run a real estate and mortgage brokerage out of LA specializing in working with investors and love the challenge of figuring out tougher cases.

Only downside is that perpetual $2 toll on the BOG got it fighting gorge weather in winter can be a challenge so I suspect you get to work from home a bunch ..and I think that if I am not mistaken is about the wettest place in Oregon / WA  :)

Good morning, giving this thread a quick bump as I am trying to engage in more feedback!

There is still much to learn here, but I'm not one to shun a challenge.  

While I understand the excitement of the "house hack" idea, it can be challenging to start out with here in Memphis.
