for the FWIW file.. auction  type deals or bank deals.. if you say cash and then show up with a loan they may not close. so one needs to be cautious about that..

If he is getting those kinds of numbers than that is awesome.Finding that kind of return in the United States is going to be tough.I would wait since you said your dad did a recent investment and see if those returns are actually paid out.Is his returns guaranteed or he is low down on the capital stack which is why he is guaranteed a stronger return for being paid out LAST.If your dad had been getting this return for years then you could measure track record and stability and make a more informed decision.Just be cautious.
