The bottom line is that you will need to get an investor/buyer that is fine knowing that there is a non-paying tenant in place.

then IMO it's perfectly reasonable for an agent to charge a per-showing fee.By contrast if you're actually all lined up and ready to rock, then this would be unusual.

We bought the house for cash for about 20k under appraisal and then decided to redo the original 1893 portion of the house ourselves and then we got a line of credit for the renovation.

So needless to say, both (unit 1: 4 beds 1 bath 2000 sqft, unit 2: 2 beds 1 bath 1000 sqft) need to be gutted for a price much higher than I have the capital to fund.
