I remodeled and added some square footage to a triplex in Venice (City of LA).

Needs: - Complete interior paint & wallpaper removal - New carpet throughout - Tear off of roof in next 5 years (6 layers of shingles) - New furnace in next 5 yearsPros:- Large square footage- Corner lot- Aluminum siding looks good- Decent sized kitchen with newer (but different colored) appliances- Newer windows- Upscale neighborhood- Good school districtCons:- Next to the highway, quite noisey- The bedroom/bathroom configuration is a bit odd- No garage (think michigan winters)What do you think?

In Portland square footage is king in areas where properties can bring over 500k.

My tenants are on month-to-month so 30 days should do it.It has also been brought up that in certain states, a system called RUBS can be used - My understanding is that it is basically is a 3rd party company that analyzes the square footage and occupancy of the units, then breaks down the bill by projected usage and bills the residents individually.

Which is kind of unfair as realtors in our area are constantly delisting, relisting and resetting the DOM.They list the square footage higher than it actually is etc etc.

I was told to do a water proof system from exterior, by digging deep around the house, which is very expensive: $50k for a 1200 square footage area.I am wondering if there is any less costly alternative option for the water proof system?

Square footage is 1825.
