Inheriting leases, Locking the thermostat

I am in the process of closing on a 4family that needs some work to the rent roll to be a really profitable. 3 of the 4 units are rented with two on lease thru June and one TAW. The issue is the heat is included in the rent despite all the utilities being split up correctly. For the TAW I plan on giving 30 days notice before making them responsible for their heat, but for the tenants on lease I can't make any changes until the lease is up.

I am thinking about getting a thermostat that won't go over 68 degrees so the tenants don't abuse the free heat during the winter. Does anyone have exp. dealing with this? Is this legal to do?

I hope it will work out for you, but you might want to be careful setting what temperature the thermostat should be because if you have an older person in the unit, and they get sick and sue you. How would you explain that to the judge?
