I've never done a subject-to or ever came across a prospect that would be worthwhile to do that on.

It might be worthwhile to grab a sheet of paper and speculatively write out various scenarios in which you sell the house/keep the house/refinance/etc and see which one works best for your situation.

Would it be worthwhile to find a run down one and spend the extra money to rehab or would I just be digging myself into a money pit?

Years ago I did an analysis of the amount of income I'd need to generate to make the fees and headaches worthwhile.

It's a viable and worthwhile venture as long as you have PM in place.

@Eric Armstrong check out The Little Blue Book That Beats the Market by Joel Greenblatt This is more on the financial side of things rather than real estate, but a still a worthwhile book and very easy to follow.

We are now in the middle of negotiations using the advice and info provided above to make sure the benefits are worthwhile.
