More crazy is there are a couple soccer players who made substantially more per year (but lower overall contract value).We could do similar about some CEOs.  

Now there are major players who are trying to turn sfr portfolios into an institutional investment class but I think it's too early to tell what the minimum size a portfolio would have to be to qualify.

Now we are seeing a lot of slower moving larger players buying and entitling big projects, and the Johnny comes lately investors starting to pay a premium.

When I used to play high stakes poker in the backrooms of places you didn't want to go and there were a few strangers most of the players were packing.

A lot of serious players in DFW are taking deals at 80 - 85% right now.  

I work in DSTs, TICs, funds, etc, all structured as private placements for accredited investors.There is an entire industry in this space, and the players care very much whether their investors get good returns.  

Yes, when they are speaking of private investors, they aren't talking about me or Dion or Bob or John, they are talking about the mega boys that slice and dice the pools off to brokerages where ultimately small note players may buy.
