If the bank gets better offers you can spend the time asking how you can be more competitive in the future (e.g., running your own crew).

In the future, you might look at more conventional renovation financing vs hard money.

If you are serious about getting your family the brighter future that you mentioned, you will find ways to make/have the time and/or risk the money.

Until she has an appointment date set up, it is too early to be even looking for property, unless the published availability date is 60 days or more in the future.

I'm curious what the thoughts are on future mortgage rates, say 5-10 years out.

On the side of building a portfolio of investment properties in the future, I'm evaluating getting a job in Real Estate too because I'm passionate about the industry and because it can be a path to learning as much as possible about Real Estate generally while earning money, save, and then invest myself.I think it's Ok to ask for advice here, so here it goes.

After the year I plan on keeping things as is, so that net cash flow can mitigate any rental expense that I myself incur (i pay 525 mo for a 1 bed apartment).Do you guys think its a good idea to get a source of passive income in the midwest (where I currently work), to offset my rental expense, and future rental expense if i ever decide to move to a more expensive area?
