I am fairly sure that when Biden takes office, he will extend through the middle or end of 2021.

If your dad has an umbrella insurance policy, that can be extended to the rental.

Although, it probably wouldn’t be beneficial to pay daily Air B&B rates for an extended period of time.Depending on where you are, what kind of mission the base supports, and the type of orders military’s members are typically on you could prob do short term leases and Air B&B in between vacancies. 

Appraisals take time and can extend the time to close which could hurt you in a highly competitive market.Good luck!!

In all likelihood, tenant may extend it beyond 5 years too. 

The way the law is worded about the military exemption is that you get to extend the 5 year rule up to an additional 10 years.I ended up owning real estate in neighborhoods where i didn't rent to military, even though there are bases here in Montgomery.

That removed most of the settling that had occurred.I would not expect framing damage to extend much past the wall around and below the windows,  but it just depends on how severe the moisture intrusion was and how long it went on, and also the age of the building is a factor as that may affect what types of wood and other materials were used,  different kinds of wood handle moisture and rot better than others.   

In cases where the house has been sitting pretty much abandoned for years, its not that big of a deal if you do not find an end buyer fast and you have to extend when the closing is.
