Personally, I started out on spreadsheets and then moved to software at the end of the year since it got overwhelming and my CPA was going to charge me a clean-up fee for the spreadsheet.

There's a guy that does this exact same thing here, except he holds the paper and does some minor clean-up before selling to the fruit picker.  

I mention in the disclaimers that I will charge $100 if we have to clean up a pet mess on a bed or couch.

There is also a landscaper coming to give an estimate of how much it will be to clean up the whole front and backyard bc these tenants have basically trashed the place.

I would probably make it an addendum to the original Lease agreementIf he can qualify on his own then I would continue to rent to him but just clean up the paperwork.Good luck!

you need to cold call the numbers and clean up your own lead sheet then you can follow up monthly to the cleaned up numbers via SMS via one of the "sms platforms" a googleable search. 

I think our total expenses after 6 months were close to $27,000 including back rent (rent continued to accrue while we cleared the house), damages to the house,  lawyer's fees associated with the probate, and weeks of time spent trying to clean up the house and sell the stuff to dispose of it and earn money for the estate, etc..
