I have my written rental standards defined, stick to them, and long ago threw away any ego that says I could only screen quality tenants by looking them in the eye, like some sort of popcorn western.

@Ed Moran I'm seeing a lot of north central CT (think Hartford county) in the 1.1-1.3% range, as well as some of western mass (think Springfield area).
