Was just a quick tour to see the place so that was it for the night.

The appraiser assigns a value to each of those items and either adds or subtracts that amount from the property they are appraising to arrive at a FMV.Regarding #2 - How did the tour go?

Connect with a few local contractors and ask them to bid on a couple of the properties you tour so your client can get an idea of renovation costs.
