We are exploring refinancing with our bank, however, I feel there are probably better options out there, along with rules with this type of investment, holding times, etc. that we just don't know. 

I also welcome things I should know and mistakes you may be open to share so I can have a better idea of what to expect.

Also, below are some ideas I've had.It seems to make sense to start with a list of people in my ideal area that have owned land for a long time and are not actively using it.   

Investment Info:Large multi-family (5+ units) buy & hold investment.

Investment Info:Single-family residence buy & hold investment in Taylor.

You find SFH investments where the down payment, closing costs, and holding costs will be sub 30k and then you have hope to net a cash on cash 100% return. 

I think the insurance rates in Houston may be a bit of a challenge now as a buy and hold investor.

In addition, an escrow account can be set up such that the servicing company holds 2-3 months worth of mortgage payments.
