You'd also have to take into consideration that the eviction moratorium could get extended and if so, what does your state allow for time to evict once it is allowed?

The CDC deadline will most likley be extended past Dec. 31.

All of the things they did could be useful tools, in the right circumstances, but they tended to get greedy, over-extended, and somehow the whole house of cards always depended on the market going up-and-up forever.

However, I can refinance right now if I want and cash flow, but extend the life of the loan, or pay it off in 2035 as planned after having people pay 98% of it off for me. 

Once the property hits the extended period owner occupants no longer have priority so the highest net to hud wins regardless of the offer being OO or Investor

@Kris Alexander 2 of mine were purchased and fixed up to some extend.  

I already gave them 2 verbal warnings in regards to the guest staying at the home since I only have a certificate of occupancy for 4 people ( 2 bedroom unit). their family consists of 6 people, and with extended family members staying there has been up to 8 people staying for weeks at a time, exceeding the maximum occupancy rate.
