There have been a few times that I have suggested to a guest to just book another night at lower rate if they request this prior to booking.  

Might be why no application and didn't require first months rent prior to signing

My question is if I move my family back into the property for the duration of the deployment, can I still 1031 exchange it when we are ready to sell in the future or do I need to lease it out again prior to the exchange?

My investing partner recently obtained an appraisal for a property, and compared to the original listing, the square footage is significantly HIGHER.

Better yet, there are a few lenders who will do "TBD Loan Commitments" which are having an underwriter approve your income, assets, and credit prior to having a ratified contract.
