The IRS does not like shifting of income/expenses simply because the tax due to the IRS will be lower.

If you do all this and the numbers (purchase plus repairs plus wholesale fee) Aren’t 70 percent or below ARV, it’s not a deal and you need to drop it.Most wholesalers overestimate ARV, underestimate Repairs.

This house is well below average - I would guess ARV $225,000.

Pros - SUB 100k TK sfh, I can not think of any biggies other than perhaps a way to scale but then again does an investor want to scale what is below.
