Which phone platform do you use (apple or android)?

.$53k profit on $81k cash invested is 65% in 3 months.Apples to apples, had I used all my own money, my profit would have been $60k on $306k invested for a 19.6% return in 90 days.Other deal I just posted about in another thread:$250k acquisition, $15k rehab, sell at $409k, $30k re-sell/hold costs, $10k eviction or cash for keys, profit of $104k.

Of course I would be reselling mine as a regular sale...so apples to apples, oranges to oranges.

I enjoy being a web developer, and I’m actually transitioning to building mobile iOS apps (yea I’m a apple guy) so most of my time is devoted to that but I always had a interest with real estate investing and finding new sources of income so I plan to make time for that.

Even on liquid investment like stocks, some savers have Apple stocks received 30 some years ago that they paid $1 a par.

Seattle is notoriously hard on owners/hosts, and the last thing you want is a potential bad apple playing the "eviction game" with you, tying up your property for an extended amount of time thout cash flow.

I found a list of basic questions and added on some here and there so I can compare apples to apples for the banks. 

I prefer leasing, as it costs about 2/3 of the payment of purchasing the same car (always get monthly numbers based on ZERO down so you're comparing apples to apples), most people don't keep a car longer than 6 years (I know I don't, and you break even/come out ahead of leasing at about the 8 year mark if you purchase), and I love the fact that you never pay repair costs or have reliability concerns. 

Your best bet is to get a full scope of work from a pro and then have several contractors bid off of that scope so you get an apples to apples bid.Inspector, pro bidder, consultant, project manager, etc.

@Alan Crookham you may need to expand your search of comparable sales and make sure you are comparing apples to apples.
