Why not look at a duplex or place with a legal suite and you can live in one unit and rent the rest of the house? 

It matches the typical demographics who rent MTRs: individuals or couples for 1 bedrooms, families for 3-4 bedroom homes.

Other than that, it's a very landlord friendly state, rents are on the low side but price points are perfect for a new investor to get into versus say the west coast or sun belt.

We rent single family homes above median rents, fully remodeled and we don't use carpet on the main floor at all.
